If you are a landlord you are responsible for the fire safety in common parts of your buildings such as stairways, landings, shared kitchens and shared bathrooms of dwelling buildings containing bedsits and flats both converted and purpose built.

Please Remember, You could be fined or go to prison if you do not follow fire safety regulations.


Your Responsibilities

As the “Responsible Person” you must:

  • Follow safety regulations

  • Ensure a suitable and sufficient fire risk assessment is carried out and is reviewed regularly

  • Provide a smoke alarm on each storey and ensure these are regularly serviced

  • Provide a Carbon Monoxide alarm in any room with a solid fuel burning appliance such as a coal fire or wood burner and ensure these are regularly serviced

  • Provide a fire alarms and extinguishers if the property is a large house in multiple occupation

  • Ensure there is access to escape routes at all times and that the escape routes are free from hazards

  • Implement and maintain an emergency plan

  • Make sure any furniture and furnishings supplied are fire safe
